A-Z Property Solutions, LLC Residential Terms of Service

This document serves as a binding agreement between the property owner(s), hereby identified as “Client” and A-Z Property Solutions, LLC and it’s agents, owners, employees and subcontractors, hereby identified as “Company and/or Company name,” for the execution of services in exchange for payment for residential washing services.

Authorization:

Client or his/her agent agrees to give Company access on the property for the purpose of providing cleaning services. Client understands there is no set timeframe for the completion of services and several visits to the property may be required. Company also has Clients authorization to visit the property during reasonable working hours and with little notice to assess service needs prior to date of service as well as to review completion after services have been rendered. Client agrees to allow Company to utilize their residential water source via hose bib.

Acknowledgment of Risks and Releases of Liability

A-Z Property Solutions, LLC technicians are professionally trained in the use of equipment and cleaning solutions used to treat and clean your home. A-Z Property Solutions, LLC uses safe and gentle washing techniques with the use of low pressure on delicate surfaces such as siding and windows and higher pressure on harder surfaces such as concrete, brick and stone. Our cleaners are designed to treat and terminate existing growth organisms i.e; algae, moss, lichens and mold, along with removing dirt, debris and cobweb build-up. Our cleaners will not remove stains or fading i.e.; oil and grease, smoke damage, rust, agriculture, artillery fungus and oxidation. On the date of service, the Company will walk around the property and make note and take pictures of visible pre-existing damage and review with Client if they are available at that time. This documentation is not all encompassing, as more pre-existing damage can become apparent while the surfaces are being cleaned. When more pre-existing damages is found, the company will make note and take pictures, and review with Client if they are available at that time. The following are examples of, but do not limit, areas that are beyond the control of A-Z Property Solutions, LLC when carrying out our residential washing services to our Clients property.

Gutter Brightening - Depending on the quality, age and condition of your gutters, some gutters will not be a suitable candidate for our gutter brightening service. At the time of the estimate we make every effort to identify if your gutters are suitable but in many cases it is a challenge to identify due to algae, dirt and debris build-up. Therefore on the day of service our technician will test a spot on your gutters to ensure your gutters are suitable to receive the gutter brightening service. If gutters are determined not to be suitable the technician will cease moving forward with service.

Concrete, Brick & Stone - We apply water under pressure to these surfaces either through a surface cleaner or wand as appropriate to the area being cleaned. These surfaces will contain flaws and A-Z Property Solutions, LLC cannot accept responsibility for damage to these surfaces associated with age, quality of construction and pre-existing damage of these surfaces.

Painted and Stained Surfaces - The pre-existing condition of any and all painted/stained surfaces may be oxidized due to age and sun exposure, have chipped, loose, peeling and/or

faded paint due to quality of material and application process used by applicator or homeowner. A-Z Property Solutions, LLC cannot accept responsibility for these and other flaws that may be made worse through the process of our residential washing service.

Aluminum Surfaces - The pre-existing condition of any and all aluminum surfaces may be oxidized due to age and sun exposure, have chipped, loose, peeling and/or faded paint due to quality of material. A-Z Property Solutions, LLC cannot accept responsibility for these and other flaws that may be made worse through the process of our residential washing service.

Vinyl Surfaces - The pre-existing condition of any and all vinyl surfaces may be oxidized due to age and sun exposure. Signs of oxidation can be chalky white powder on the surface and the clear luster finish removed. Please understand if you home suffers from oxidation, these blemishes will be more noticeable after cleaned.

Wood surfaces - A-Z Property Solutions,LLC makes every effort to minimize the furring and splintering of wood surfaces when cleaning but due to the age, condition, quality of material and construction, along with pre-existing flaws A-Z Property Solutions, LLC cannot guarantee that there will not be any splintering or furring of wood surfaces when carrying out our washing service.

Non Incapsulated Vinyl Composite Decking - Non incapsulated vinyl composite decking is the first generation older style of composite decking that is not completely incapsulated like the newer vinyl composite decking used today. Composite decking that is not completely incapsulated is porous and can have dirt, debris, algae and mold deep inside the pores. Depending on the age, quality and condition this type of composite decking may appear lighter and have inconsistent color tones after being cleaned. A-Z Property Solutions, LLC cannot accept responsibility for these and other flaws that may be made worse through the process of our residential washing service.

Windows - Client understands that during the house wash service they will receive a basic window cleaning. A basic window cleaning will remove dirt and debris with detergents and a soft bristle brush from windows but will not guarantee a spot or streak free rinse. Clients who are looking for a spot and streak free rinse will need to purchase the added window cleaning service which is completed with a purified water-fed pole system. All water is processed through a water purification system to ensure nothing remains in the water that could leave spots or streaks. The pre-existing condition of any and all glass surfaces may have cracked seals due to quality of material and/or scratches due to poor maintenance and improper cleaning techniques. A-Z Property Solutions, LLC cannot accept responsibility for these and other flaws that may be made worse through the process of our residential washing service.

Window Screens - Pre-existing conditions of screens may for example be old, weak or have existing rips or tears that A-Z Property Solutions, LLC cannot accept responsibility for these and other flaws that may be made worse through the process of cleaning.

Water Intrusion - A-Z Property Solutions, LLC is not responsible for water intrusion. While every effort is made to prevent this from happening, bad seals around windows and doors, cracks in concrete foundations, faulty water barriers including flashing, thresholds and roof shingles, non functioning exterior drains, faulty sump pump or clogged discharge lines can make this unavoidable.

The property will contain pre-existing and inherent flaws due to age, condition, poor maintenance, neglect to the property, quality of construction and/or building materials at the time of service. While A-Z Property Solutions, LLC will take reasonable care when providing our washing services on our Clients property we cannot accept responsibility for damage or loss arising directly or indirectly from the washing services expressly requested by our Client unless arising directly from negligent acts of A-Z Property Solutions, LLC.

Client(s) Responsibilities:

In engaging A-Z Property Solutions, LLC to carry out the washing services requested our Client accepts responsibility that their property is capable of withstanding the act of carrying out the washing services.

Client(s) will ensure that their property has been maintained in accordance with its manufacture’s recommendations and any defects or areas of concern are repaired and in working order including sump pump(s) prior to and the day of service to ensure no water intrudes and a watertight, surface.

The Client Accepts that the property will contain pre-existing and inherent flaws due to the age and condition at the time of service and accepts responsibility for damage or loss arising directly or indirectly from the washing services expressly requested unless arising directly from negligent acts of A-Z Property Solutions, LLC

Client will provide a working hose bib which will be turned on and accessible on the date(s) of service.

Client will provide removal of any patio furniture and/or outdoor accessories, doormats, potted plants or sensitive materials away from the house and areas to be washed.

Client will provide removal of all window screens and place in an area where Company can access to clean on day of service and ensure that all windows and doors are properly secured and shut prior to and on the day(s) of service.

Client will provide removal of all vehicles from driveway and away from house.

Client will provide Access/parking for Company equipment and vehicles to complete work.

The Company suggests the Client utilize their property’s breaker box to shutoff power to any and all exterior outlets, light fixtures, or any other electrically powered features. This is especially important to outlets that are not covered with exterior covers.

Exclusions:

  • There is a $75.00 cancellation fee if notice is not given 24 hours prior to date of scheduled service, or if the Company arrives and cannot wash due to Client(s) responsibilities not being completed prior to date(s) of scheduled service.
  • There is a $50.00 Processing fee for any returned/bad checks.
  • The Company is not responsible for water intrusion. While every effort is made to prevent this from happening, bad seals around windows and doors and cracks in foundations can make this unavoidable.
  • The Company is not responsible for the “fogging” effect that happens to multi pane windows with bad seals.
  • This agreement to provide services is in no way a guarantee that stains will be removed completely. The Company does strive for a 100% customer satisfaction, and will work with Client(s) when this does not occur.
  • Notify the Company if there are any surfaces on or near the home that cannot have any form of detergent on them. If the Company is not notified of this, The Company is not responsible for any ill effects to any surfaces regarding this matter.

Basic House Wash Acknowledgment

  1. On the day of service a trained professional technician will arrive onsite.
  2. Upon arrival the technician will meet and greet with the Client (if they are home at the time of service) and review the scope of work that Client has requested to be completed.
  3. Technician will begin a pre-inspection of home ensuring that all windows and doors are shut and properly secured.
  4. Technician will begin preparations securing electrical outlets and door knobs with tape.
  5. Technician will pre-rinse all landscaping surrounding house.
  6. Technician will begin treatment to house applying cleaning solution along with soft bristle brushes as needed giving the cleaning solution the necessary dwelling time to break the surface tension of algae, mold, dirt, debris build-up and cobwebs.
  7. After the cleaning solution has been giving the proper dwelling time, the Technician will thoroughly rinse the surface being cleaned along with landscaping in surrounding areas.
  8. Upon completion of providing final rinse on house and landscaping, Technician will apply a speciality formulated plant wash to ensure that every step has been taken to protect Clients landscaping surrounding the house. Plant wash aids in this process by neutralizing cleaning solutions, fertilizing the plant through their leaves while adding back vital nutrients at the base of the plants helping beneficial bacteria repopulate the soil.
  9. After all work has been completed, Technician will review and walk the home with the Client (If client is home at the time of service). If client is not home at the time of service, we will follow up to let you know the scope of work has been completed.

Media Release

Client agrees to allow Company to utilize any photos, descriptions, reviews, quotes, or videos of the property and/or the client in the context of marketing or advertising for the Company. The Company will use these items described in this section without any compensation to the Client. Client agrees not to seek punitive action in a civil court of law regarding the development, display, reproduction, or printing of the above examples of media. This does include the use of photos, addresses, testimonials and videos posted or displayed on online venues such as social media and or the Company’s website. The Client also agrees to allow the company to display a marketing sign on their property for no more than one week (seven calendar days).

Corrections of Damages

A-Z Property Solutions, LLC shall only be obligated under this contract for structural damages which are a direct result of operator error, negligence or willful misconduct. Damages must be discovered and reported within three calendar days of said completion. Upon receipt of written notice The Company shall be allowed thirty calendar days from date of receipt for the purpose of inspecting the premises. A-Z Property Solutions, LLC shall have sole option of repairing or contracting repair work to correcting any structural damages that are a direct result of the Company.

Payment Terms

Payment is due upon completion of work unless other arrangements were made between the Client and Company. If different arrangements occurs, this will be documented and signed by both parties. We accept all forms of payment to include cash, check or credit. If paying with credit, we accept payment on our website through our credit card processing service (Paypal). Should Client utilize a credit card for payment, a 3% processing fee will be assessed.

Collection of Outstanding Debt

A-Z Property Solutions, LLC reserves the right to attach a mechanic’s lien against a homeowner’s property for non-payment. At 30 days past due, a formal notice of intent to file this lien will be sent via registered mail. Interest rate of 2% per month begins accruing after day 31 of non payment. A-Z Property Solutions, LLC also reserves the right to enter into civil claims court to collect outstanding debt. All legal fees incurred will be added to the remaining unpaid balance. This contract is binding.

Agreement to Terms

By accepting an estimate, the Client agrees that all the specifications and conditions are satisfactory and hereby accepted. You authorize A-Z Property Solutions, LLC to do the work as specified on the proposal/estimate form. You release A-Z Property Solutions, LLC from property damage unless damage is caused by negligence or willful misconduct.
